Reading 1BHK, 2BHK and 3BHK

BHK stands for Bedroom, Hall, Kitchen. The number in front counts the bedrooms. A 1BHK has one bedroom, a living hall and a kitchen. A 2BHK has two bedrooms, and a 3BHK has three, each with a hall and a kitchen.

Related terms you will see: 1RK means one room and a kitchen, where the room serves as both bedroom and living space. A studio is a single open room with a kitchenette. Listings with 2.5BHK or 3.5BHK usually mean an extra small room that can work as a study, store or child's room.

There is no law that defines BHK. It is a habit of Indian property advertising, so the same label can cover very different homes. Always look at the floor plan, not the label.

What BHK Does Not Tell You

Two 2BHK flats in the same city can differ by several hundred square feet. One compact flat in a Mumbai suburb may be around 600 sq ft, while a 2BHK in a newer township elsewhere may exceed 1,000 sq ft. Both carry the same three letters.

BHK also says nothing about the number of bathrooms, the balcony, the floor, the facing or the parking. Those details change both price and comfort, so ask for them in writing before you visit.

Carpet, Built-up and Super Built-up Area

Carpet area is the net usable floor area inside the flat. Under the Real Estate (Regulation and Development) Act, 2016, it excludes the external walls, service shafts, exclusive balcony or verandah and exclusive open terrace areas, and includes the internal partition walls.

Built-up area is carpet area plus the thickness of walls and the balcony. Super built-up area adds a share of common areas such as lobby, lifts, stairs and clubhouse. The difference between carpet and super built-up, the loading, often runs from about 20 to 35 per cent in many projects.

Worked example: a flat advertised at 1,000 sq ft super built-up with 25 per cent loading has a carpet area of 800 sq ft, since 1,000 divided by 1.25 is 800. If the price is ₹80 lakh, that works out to ₹10,000 per sq ft of carpet area, not ₹8,000 as the advertised figure suggests. Always compare projects on carpet area.

Checks Before You Pay

Ask the builder for the RERA registration number and verify it on your state RERA website. The carpet area stated in the sale agreement should match the sanctioned plan. Also check which items are included in the price: covered parking, club membership, maintenance deposit and corpus fund. Under-construction flats attract GST, while a ready flat with an occupancy certificate generally does not, and the monthly EMI should be worked out on the full agreement value.

For renting, 1RK suits single working people, and some housing societies set conditions for bachelors or non-family tenants. Many families find a 2BHK the easiest size to rent out or resell later. A rough size check: a bedroom of 10 by 10 feet is 100 sq ft, about the minimum that fits a double bed and a wardrobe with room to walk.

How the Number of Rooms Affects Price

Builders price per square foot, so a 3BHK does not cost three times a 2BHK. The extra bedroom adds area and often a bathroom, while the cost of the land and the common areas is shared across the whole flat. Location usually changes the price far more than the room count, so a 2BHK in a central area can cost more than a 3BHK on the outskirts.

Treat BHK as the starting point of a search. The carpet area, the plan and the agreement are what decide whether a flat suits your family.

BHK Full Form: Common Questions

What is the full form of BHK?

BHK stands for Bedroom, Hall, Kitchen. The number before it tells how many bedrooms the flat has, for example 2BHK means two bedrooms, a hall and a kitchen.

What does 1RK mean?

1RK means one room and a kitchen. There is no separate hall, so the single room works as bedroom and living space. It is usually cheaper than a 1BHK.

What does 2.5BHK mean?

It usually means two full bedrooms plus a small extra room, often used as a study or store. The half is a marketing term, not a legal one, so check the floor plan.

What is the difference between carpet area and super built-up area?

Carpet area is the usable floor space inside the flat. Super built-up area adds the walls, balcony and a share of common areas such as lifts and lobby. The gap is often 20 to 35 per cent.

Why is carpet area important when buying a flat?

RERA requires the sale to be based on carpet area, and it is the space you actually use. Comparing prices per sq ft of carpet area gives a fairer picture than comparing super built-up rates.

Which BHK is suitable for a family of four?

Many families of four find a 2BHK adequate, and a 3BHK gives extra room for guests or a study. Check actual room sizes and carpet area rather than depending on the BHK count alone.
